A vital logistics node for one of KSA's most critical food brands — integrating cold storage, maintenance, and residential infrastructure into a single high-performance complex in Afif.
This project involved the comprehensive civil and MEP design and supervision of a new, high-capacity sales depot for Almarai in Aflaj. Designed as a vital logistics node, the facility seamlessly integrates industrial cold storage, technical maintenance, and staff residential infrastructure into a single high-performance complex spanning 49,995.72 m².
Alyusr delivered full structural, architectural, and MEP systems — including HVAC, specialist fire protection, plumbing, and Extra-Low Voltage (ELV) systems — all engineered in strict compliance with the Saudi Building Code. A zero-delay approach to government authority management ensured the entire regulatory lifecycle was handled end-to-end, from municipal permits and land deed approvals to Civil Defence clearances and the Final Occupancy Certificate.
The Aflaj Sales Depot was delivered on time and within budget, demonstrating Alyusr's consistent excellence across complex, multi-disciplinary logistics projects. Strict coordination between contractors ensured schedule integrity, while proactive engineering-led problem solving kept project momentum uninterrupted throughout.
Full regulatory compliance across all applicable codes and authority requirements enabled a smooth, immediate handover — with the Final Occupancy Certificate secured and the facility operationally ready from day one. The project adds to Alyusr's proven record of successful Almarai depot deliveries across multiple regions of the Kingdom of Saudi Arabia.
Cold chain infrastructure is unforgiving — a delay in the depot means a delay on the shelf. That reality shaped every decision we made at Aflaj, from our zero-delay permitting approach to the precision we demanded on-site every single day. Delivering on time here wasn't just about project management; it was about understanding what Almarai's operations genuinely depend on.
